July 2026 - Hurricane & Storm Important Information
Every year, the Outer Banks typically goes through customary “hurricane preparedness” as we enter hurricane season. We wanted to send out a few tips and reminders to our communities.
Hurricanes can bring extremely dangerous and damaging winds, heavy rains, flooding, strong rip currents, and strong storm surges.
As the National Hurricane Center issues hurricane advisories and warnings that may affect our area and communities, all owners should take steps to ensure the following:
Store and secure all exterior items on decks, patios, balconies, yards that could do damage or be damaged by wind (i.e. grills, bikes, lawn furniture, etc.)
Any heavy outdoor furniture that cannot be moved inside should be placed as close to the building possible.
Lock and secure all windows and doors, including storm doors.
If possible, move vehicles to higher ground.
Avoid driving through standing water. Hazards may not be visible.
If you are an owner offsite, please work with your property management company to ensure your home is secure and any guests are also informed of any impending storm. *
Please heed all warnings and stay out of the ocean.
*Although our office is not contracted with the Association to perform site visits at your community, our maintenance staff services may be available to assist in securing exterior items in the common areas or individual owners at the rate of $60/hour. This will be dependent on scheduling, availability and location. If interested, please contact our office at least 72 hours in advance of any named storm predicted to affect the Outer Banks area.

September 2024 - Notice of Voluntary Mediation
Notice of Voluntary Mediation Pursuant to North Carolina General Statutes, Section 7A-38.3F, The association is required to notify its members each year of their right to request voluntary mediation of any dispute with the association arising under the North Carolina Planned Community Act, the North Carolina Condominium Act, or under the association’s declaration, bylaws, or rules and regulations. The association shall publish the notice on the website. Either party can decline to engage in mediation for any reason. Disputes related solely to a member’s failure to timely pay an association assessment, or any fines or fees associated with the levying or collections of an association assessment are not covered by the mediation statute.
